Nascent developer Campo Azul Development LLC wants to bring a unique residential subdivision to Hutto, a suburb north of Austin forecasting significant growth in the next five years.
Atanasio Ranch — which would be named after Campo Azul Development President and CEO Francisco Perez’s tequila company based in Mexico, Atanasio Tequila — would have 99 homes on 17 acres, as drawn out now. It will likely be the first of several developments for this new firm, which has scooped up land north of Austin.
The design of Atanasio Ranch draws its inspiration from the Guadalajara agave fields the tequila comes from. The developer plans to have 45 homes and 54 condos, with a preliminary price point of about $595,000 for the single-family homes and $495,000 for the condos. The homes will average about 2,100 square feet and the condos will offer about 1,850 square feet of living space, according to preliminary plans.
“We’re thinking prices will change depending on availability of materials and labor … But ideally, that’s where we want to be,” said JC Williams, Campo Azul’s director of investments. “We want to stay as competitive as we can.”
PLACE designers inc is the engineer for the project, and Williams Advisers International LLC will be a strategic and commercial partner. The developer said they have not yet chosen a general contractor, but they’ve spoken to a few different potential partners for the horizontal and vertical construction.
The community is still in the early stages of the entitlement process, which developers expect to last about six months. A groundbreaking could happen this fall — but it depends on how quickly the project moves through the development process.
This is the first of several sites the developer is hoping to transform for either commercial or residential use. Campo Azul has a total of about 35 acres in Hutto and Taylor. Properties bookend the forthcoming Samsung factory site on the east and west sides.
