Whitecap NPI was inspired by the notion that Contemporary Coastal Living can be much more than a relaxing place in the sand. The post COVID era suggests a new take on “Live/Work” communities with diverse activities within a re-imagined neighborhood context. Home + office + water access + recreation + shopping + services + culture + entertainment + connectivity + social centers + nature = a fully cohesive and integral lifestyle community. The development thesis is to create an iconic and unique lifestyle setting for all ages.
The architectural vocabulary at Whitecap NPI represents a new and dynamic stylistic theme comprised of 2 and 3 level homes with 2 front yards. Most homes offer the traditional front approach from the street and the “other front yard” which is canal and boat access frontage. There are no “back yards”. As a result, personalized spaces are internalized and go vertical from the center with stairs and elevators from main social areas. Open, flexible living is showcased on the lower floor and expansive balconies and roof terraces are included on upper levels. Views of the Gulf, the Bay, new Canals and the fresh water Preserve areas are artfully treated as priority features. The approved height restriction for these residences is 48’ above grade.
